Whether it is an intimate restaurant or an expansive industrial site, LAE can respond with a range of carefully considered possibilities. Our architects are prepared to guide a project from early visioning to substantial completion. Designing spaces to be more sustainable is also a guiding value here at LAE. [/tab] [tab title="STRUCTURAL ENGINEERING"] [dropcap]W[/dropcap]ith over half of the staff registered as either Professional Engineers or Engineers‐in‐Training, LAE is able to flexibly devote a considerable amount of resources to the most challenging of structural systems. LAE’s design and analysis approach is rooted in the use of complex 3D modeling software, which allows for quick and accurate results while providing nimble adaptation as design priorities shift across a project. In‐office specialties include structural steel, composite steel and concrete deck, tilt‐up concrete panels, space frame and heavy timber design. [/tab] [tab title="MASTER PLANNING"] [dropcap]O[/dropcap]ver the past decade, LAE has assisted a range of large commercial and industrial clients with master planning services in which site selection, resource allocation and long‐range visioning are all considered. Our experience and credentials provides us with the tools necessary to consider a vast range of parameters that can affect the long term success and sustainability of a master plan including: geographic, demographic and logistical proximity; infrastructure access and distribution; value stream mapping of product development in a manufacturing context; phased development strategies; and maximization of energy efficiency. [rev_slider Nyanne] The Nyanne III mixed-use building was designed by Livermore A&E in tandem with pioneering developer Roslyn Hill during broader efforts to revitalize the now-thriving Alberta Arts District. The building’s pre-engineered metal frame provided significant cost savings and helped to create the urban industrial look that directly responds to the historical context of the surrounding Alberta streetscape.  While corrugated metal panels and exposed steel stairs reinforce this industrial look on the exterior, rich wood cabinetry and stained concrete floors provide a comfortable counterpoint within its retail and residential loft spaces.

Belmont East is a mixed-use building located at SE 38th and SE Belmont Street in Portland, Oregon. The building consists of retail and parking on the lower level and (26) condominium units on the two upper levels.  These condos range in size from a small 650 SF one-bedroom/one-bath unit to a large 1100 SF two-bedroom/two-bath with small balcony. All units have full height windows in the living and kitchen spaces. The project has been designed to utilize a variety of green building products and methods. Green roofs will be provided on the two levels of the building. All units have operable windows to allow for natural ventilation throughout the building and hydronic heating is efficiently deployed throughout the building. Livermore Architecture & Engineering, Inc. developed the architectural and structural design documents, conducted code reviews, assisted with permitting and performed construction administration.  

[rev_slider Marinepolis] Livermore Architecture & Engineering was able to draw on its unique Japanese background when it came to designing this sushi eatery and a series of other Marinepolis restaurants spread across the Portland metro area. Livermore Architecture & Engineering, Inc. provided architectural and interior design services for this tenant improvement, along with permitting assistance and construction administration.

[rev_slider sanyo] Livermore A&E provided building design services for SANYO Solar of Oregon’s solar cell manufacturing facility in Salem, Oregon.  The expansive 129,850 square foot one-story building includes an array of elevated production equipment platforms and a 26,500 square foot office suite that includes open and private offices, conference rooms, a kitchen, an employee lounge and locker rooms.  A visitor drop off canopy featuring expressive concrete piers and Sanyo’s bi-facial solar panels provides a signature element at the building’s entry. Concrete tilt-up bearing walls with a steel roof structure enclose the main 42’-0” tall manufacturing area, while an array of exterior concrete equipment slabs and interior elevated steel platforms round out the structural component of the project.

[rev_slider Haba] Livermore Architecture & Engineering worked closely with Haba Labs to design the interior for its retail location in an existing building near Pioneer Courthouse Square in the heart of Portland, Oregon. Multiple schemes were developed in 3D and rendered for client review and approval. Livermore A&E provided all of the necessary interior architecture and permitting assistance services over the course of the project.
