Industrial buildings have special requirements and considerations that make them unique relative to other commercial buildings. We believe in a methodical, iterative design process to arrive at the best possible design for an industrial facility.[/intro]

Defining the Needs: A successful design starts with a clear understanding of the owner’s requirements. We have developed questionnaires and an interview process specific to industrial projects to help the entire team develop a clear picture of the project needs. Designing for Safety: Building codes are important for all projects, but are critically important for industrial buildings that may contain hazardous materials or processes. Early in the project, we develop a code analysis to highlight potential compliance concerns so they do not become surprises later on. Understanding Special Considerations: Industrial buildings have special needs such as adequate space for truck movement and loading; equipment placement and anchorage; employee facilities and movement; durable finishes; racks for support of piping and ductwork. We draw on our extensive experience when incorporating these items into the design. Keeping Costs Under Control: We work with the owner to develop a realistic budget and design to that budget. We understand that capital costs are a critical part of a new industrial facility. Working with Contractors: We have worked on projects with many different delivery methods including Design-Build and Design-Bid-Build. We view the contractor as an integral part of the team and welcome their feedback during the design of the project. Working as an Integrated Design Team: Our architects and structural engineers work closely together (we’re in the same room!) to ensure that the two disciplines are closely coordinated. Whether it is an intimate restaurant or an expansive industrial site, LAE can respond with a range of carefully considered possibilities. Our architects are prepared to guide a project from early visioning to substantial completion. Designing spaces to be more sustainable is also a guiding value here at LAE. [/tab] [tab title="STRUCTURAL ENGINEERING"] [dropcap]W[/dropcap]ith over half of the staff registered as either Professional Engineers or Engineers‐in‐Training, LAE is able to flexibly devote a considerable amount of resources to the most challenging of structural systems. LAE’s design and analysis approach is rooted in the use of complex 3D modeling software, which allows for quick and accurate results while providing nimble adaptation as design priorities shift across a project. In‐office specialties include structural steel, composite steel and concrete deck, tilt‐up concrete panels, space frame and heavy timber design. [/tab] [tab title="MASTER PLANNING"] [dropcap]O[/dropcap]ver the past decade, LAE has assisted a range of large commercial and industrial clients with master planning services in which site selection, resource allocation and long‐range visioning are all considered. Our experience and credentials provides us with the tools necessary to consider a vast range of parameters that can affect the long term success and sustainability of a master plan including: geographic, demographic and logistical proximity; infrastructure access and distribution; value stream mapping of product development in a manufacturing context; phased development strategies; and maximization of energy efficiency. Our expertise makes us a valuable resource to both clients and contractors when it comes to developing project budgets and material take‐offs, performing code and zoning reviews, and working with local jurisdictions from initial plan review through final certification of occupancy. [rev_slider diamond] When Diamond Foods sought to expand their existing Salem, OR production facility by 5000 square feet under a compressed timeline, LAE jumped in to help with the design. LAE worked closely with Diamond Foods and a team to create a structure that would maximize storage space and forklift access while meeting the needs of equipment loading and layout. Careful coordination with the existing building was required. The project will allow Diamond to expand the flavor offerings of its Kettle Brand potato chips. LAE successfully met the challenge of working within the existing building’s unique structural system and requirements. LAE services included design and construction documents, as well as construction administration.

Because of an aging galvanized plumbing system in the 26 story Grant Tower and 18 story Lincoln Tower buildings, the American Plaza Towers Homeowners Association decided to replace the entire cold water supply systems. LAE documented the layout and finishes of all areas affected by this extensive work, identified potential routing of new plumbing, and developed construction drawings and details for concealing the plumbing while maintaining the modern character of the existing buildings.

We successfully prepared Type 2 Design Review applications with the City of Portland as part of the permitting services for the project.

[rev_slider Haba] Livermore Architecture & Engineering worked closely with Haba Labs to design the interior for its retail location in an existing building near Pioneer Courthouse Square in the heart of Portland, Oregon. Multiple schemes were developed in 3D and rendered for client review and approval. Livermore A&E provided all of the necessary interior architecture and permitting assistance services over the course of the project.

[rev_slider Kai] When Kai USA, maker of Kershaw Knives, needed to expand its offices in Tualatin, Oregon, Livermore A&E came forward and was able to present a design solution that extended the facility's footprint by 6,400 square feet while also crafting a more modern exterior shell that still remained visually consistent with the broader commercial office park. Besides providing early feasibility assistance, architectural services, and structural engineering, Livermore A&E also worked closely with Kai and the City of Tualatin to ensure this project projected an image consistent with Kai's corporate values and Tualatin's planning goals.
